Our Fees

We believe in total transparency and want all our clients lo have a clear understanding of our fees and charging structure.

Fees for let Only Service:

Our fees for introducing tenant(s) is 12% including VAT of the gross annual rent for the initial term of the contract, due in advance on or before the commencement of the tenancy.

Fees for Let Only Renewals:

6% including VAT of the gross annual rent for the first year of renewal. Our fee is payable if the original term is extended for a further period if the renewal is arranged by us, to either the same tenant{s) or any person(s) or company connected to this tenant.

Fees for Let & Managed service:

18% including VAT of the gross monthly rent for the duration term of the tenancy, including all subsequent renewals, due monthly.

Example of fees:

Commission fee for our Let Only service at a rate of 12% including VAT and if your property rents for the agreed amount of £1,200 PCM, the Annual rent total would amount to £14,400 (monthly rent x 12). Let only fee £14,400.00 x12% = £1,728.00 including VAT.

Additional fees (charged by our contractors):

  • Infusion Homes do not charge anything on top of what our contractors would charge for work they carry out. The below prices are quotation examples of the most common services used.
  • Energy Performance Certificate (EPC) dependant on property size, from £70
  • Gas Safety Certificate: from £80
  • Inventory check in (dependant on number of bedrooms) from £120 including VAT.
  • To serve a section 21 on behalf of landlord (Let only service): £120 including VAT.
  • Cross check inventory on checkout (Let only service): from £144 including VAT.
  • Property inspection (outside of property management service): £60 including VAT.
  • Transfer of utilities (Let only service): £60 including VAT.
  • Post tenancy dispute resolution: from £120 including VAT.
  • If there is a dispute concerning deductions from the deposit and you would like us to attempt to broker an informal resolution on your behalf.
